This growth and expansion are why we are looking for a new colleague in the role of Asset Manager.

Who are we looking for?
Are you that driven professional with broad knowledge and experience in the real estate sector? Then in your role of Asset Manager at Kadans Science Partner, you will be responsible for finding tenants for our projects under development in Malaga and Madrid and get to work on growing the Kadans offer in Spain.

This is a new role that responds to the recent acquisition of an operational asset. The portfolio will grow in the medium term and in this you will play a key role alongside the projects already under development.

You will also be involved in providing services and connecting various parties involved in research and innovation in the real estate sector. You are aware of the latest trends and developments in the sector, and you can use this knowledge to make our projects successful. .

As an asset manager:

• You will be responsible for optimising the performance of the real estate portfolio.
• You will manage our Spanish property portfolio and ensure that we maximise income.
• Manage all leasing activities in the portfolio and work with international teams to attract tenants to Kadans assets. 
• Work with local and corporate marketing teams to create high quality marketing collateral. 
• Responsible for business development (tenants) within the portfolio and identifying opportunities for collaboration.
• Align the assets with the Kadans Business model and strategy.
• Manage the Property Management of the local portfolio and work with international teams to implement Kadans property management standards.
• Build strong relationships with tenants and strategic alliances with relevant stakeholders.
• Process all data to create reports from this and check financial data.
  

Criteria

Our ideal candidate is likely to be:

• Excellent with written and verbal communication skills required for negotiations and relationship management with tenants. Methodical and organised, keeping all aspects of their work in order and up to date. At the same time flexible in approach and in seeking solutions.
• Someone with strong organisational skills needed for rental administration tasks, including managing tenant files, keeping track of rental terms, and preparing rental documents.
• Someone with previous experience in a customer-facing role, such as sales or customer service, is highly desirable. Someone empathetic and easy to connect with people from different backgrounds. Someone who enjoys working together in a small, close-knit team to chase successes together.
• Someone with knowledge of the Life Science sector (this is a plus but not required), stakeholders, research institutes, universities, innovation and has a good understanding of the key players in the national life science research ecosystem.
• Someone with creative critical thinking skills, who consistently provides innovative solutions to challenges that arise.
• Someone with a valid driving licence and willingness to travel nationally and internationally are essential. 
• A candidate with a university degree in sciences; MBA or additional training in business administration (or has experience in business management) and MRICS certification (is desirable but not required) and someone with language skills in Spanish (advanced) and English (C1)

Who are you working with and for?

By 2024, the former Clesa factory in Madrid's Fuencarral district will undergo a remarkable transformation into a science-focused centre, with an investment of more than €30 million. This iconic dairy, abandoned since 2011, will be given a new lease of life thanks to a collaboration between Madrid City Council and Kadans Science Partner. The municipal entity owns the property, while the Dutch company will commit around 30 million euros to its revitalisation, following the Val-Verde project, which was victorious in the Reinventing Cities 2021 competition supported by the C40 network of cities. This competition recognises sustainable ideas for rejuvenating neglected environments.

Val-Verde envisions a new hub for knowledge exchange and generation, with more than 10,500 square meters dedicated to medical and biotechnology research. It will also house a conference centre for more than 500 participants, a business incubator and a versatile coworking space designed to attract scientific talent. Furthermore, a cultural centre of more than 1,000 square meters is part of the plan.

Kadans is also present at the vibrant city of Malaga with a promising 12,000 square meters development for 2025 (Node I) and an operating asset (Node II) both in Malaga Tech Park. Málaga is becoming a hot spot attracting international organizations in the AI development, Cybersecurity and Connected Vehicle fields.

The Spanish team keeps looking for opportunities to expand the portfolio in the coming years.

Together with the Development Director, Senior Project Manager and Project Manager, you will work in a close-knit team and build on the future of new projects in Spain. You will also work with our head office in the Netherlands and the other locations in Europe.

What do you do during a working day?

• You prepare marketing materials and develop a marketing strategy. You ensure awareness of in the sector.
• You build strong relationships with tenants and local stakeholders.
• You define the strategy (positioning) of the assets under development and build alliances with stakeholders.
• You consult with external agents and ensure the company is aware of recent market transactions.
• You will answer queries on interest schedules, conduct viewings and follow up on any interest. 
• You attend regular meetings with the wider Asset Management team on lettings strategy.
• You negotiate, prepare offers and execute transactions from start to finish. You take over small operational assets, organising OPEX and budget. You incorporate the asset into the management portfolio
