Job description

The Sub-Regional Delivery Lead is accountable for the CREWS performance outcomes for the HP Real Estate portfolio in the assigned EMEA sub region of responsibility under the leadership of the Regional Director of CREWS. The portfolio responsibilities include a mix of office space, complex R&D facilities, lab environments, warehouse as well as country HQ offices and other critical spaces. The day-to-day delivery of real estate services is outsourced to JLL globally and therefore a significant part of the role is managing the JLL team which comprises on-site delivery managers and an off-site lease administration and in some instances the supplier brokers directly. A successful candidate will also need to work in a highly collaborative manner with the global and regional CREWS functional leads to ensure the best outcomes for the company.  The Sub-Regional Delivery Lead is accountable for the adaptation and implementation of strategies to deliver continuous improvement through implementation of best practices, for the execution of transformation and transition projects and for managing service provision through strategic partners and local vendors, in conjunction with vendor management colleagues.  The Sub-Regional Delivery Lead will develop strong, trusting relationships with senior sub region leaders and support their team members to achieve trusted advisor status. Responsibilities and tasksCustomer/business engagementBuilds and maintains a robust understanding of the client’s business strategy, key drivers and current issues to inform the development of product/service implementation strategies that will meet client needs, and in particularKey contact for geographic (country & sub region level) and business unit management (based in the sub region)Communicates CREWS strategies, obtains feedback from sub region and business management and provides feedback/learnings to CREWS management and strategic functionsSupports business analysis with required CREWS dataManages growth process at a country/site levelSupports location strategy analysisOwns and actively manages operational performance against agreed financial and non-financial targets for assigned sub region:Accountable for the total CREWS cost envelope (operations, excluding EHS, Security, switchboard, reception) in the assigned sub region according to financial targetsManages the portfolio in line with financial KPI’sCost/HHCSpace HHCCost/sftEnsures financial policies (e. g. procurement policy, fixed assets/Capex, tax, …) standards and guidelines are metDevelops and fosters strong, productive working relationships with strategic partners and local vendors. Builds and maintains an understanding of the vendor’s business strategy, key drivers and current issues to support close collaboration on service implementation strategies that will meet client needs in line with the company’s strategic direction. Manages overall performance of supplier according to KPI’s and agreed standards, takes corrective actions if requiredReviews corrective action item log, ensures reported issues are solved in the agreed time frame according to the prioritizationEnsures supplier contract reflects portfolio changes and is up to dateManages above base requests from supplierReviews and validates CCR (contract change requests)Monitors and ensures preventive maintenance is delivered according planCoordinates/agrees to end of life equipment changeEnsures data managed by the supplier are accurate and up to date:CAD space dataUtilization studiesHARA (waste management and utility system)Ensures supplier staff on site has required skills & behaviorsCoordinationDevelops and fosters strong, productive working relationships with other work stream leads and ensures the integrated work stream model is operating effectively:Coordinates staff across the CREWS functions for projects, such as metro plans, construction and refurbishment projects. Highlights operational, regulatory and other risks to the Global Real Estate Service delivery coordinator and Regional service delivery coordinators. Takes ownership for operational resolution. Acts a single point of contact for the sub region, country and site for crisis, business disruption and any incident of event impacting the business and company imageConnects and coordinates partner organizations (IT, HR, tax, finance, …) as requiredExperience/ExposureReal Estate professional with 10+ years’ experience in an international environment in Corporate Real Estate as well as Service Provider rolesAbility to work in a fast-paced business environment.  Strong relationship management, analytical, problem solving, business planning, financial management, strategic agility, communication, influencing and presentation skills.  Strong team leader, able to work in virtual, global teams in a matrix organization, transfer knowledge and develop capability of team members.  Experience managing complex projects.  Strong communication skills in English and desirable other regional languages (Spanish…) Knowledge of the high tech industry.  Education/CertificationEngineering & Business Administration Master Degree (or equivalent) from an accredited college or university (or equivalent)#J-18808-Ljbffr
