Our client, a distinguished local developer, specializes in the creation of diverse masterplan communities. Boasting two decades of expertise in the global real estate industry, the client has garnered extensive knowledge in local acquisitions and established a robust global network. Reporting to the Director of Development & Design, the responsibilities are as follows:
- Oversee projects through the entitlement process, including key approval processes such as rezoning, draft plans of subdivision, draft plan of condominium, site plan agreement, and registered plans of subdivision and condominium.
- Evaluate and analyze proposals from consultants, managing the project consultant team to ensure timely and budget-compliant application submissions.
- Cultivate and nurture positive relationships with internal teams, municipalities, and external consultant teams.
- Supervise project scheduling, budgeting, and documentation, ensuring comprehensive project control.
- Offer expertise and insights to the organization and consultant team.
- Provide regular updates on project status.
- Foster collaborative working relationships with internal and external teams.
- Ensure accountability for the consultant team's progress and adherence to timelines.
- Assist in negotiating agreements, including Section 37, encroachment, and shoring agreements with municipalities and adjacent property owners.
- Review, assess, and provide feedback on all reports and plans for development application submission.
- Manage, resolve, and clear comments from municipalities for final entitlements.
- Address day-to-day project issues and conflicts, identifying and implementing resolutions.
- Participate in online progress meetings with the organization, consultant team, and municipality as required.
- Attain development application approval and address conditions to achieve registration.
- Undertake other duties and special tasks as required.
Qualifications: - Possess 3 - 6 years of professional experience in real estate project planning, with a focus on various high-rise residential projects.
- Demonstrate strong English written and verbal communication skills in interactions with owner groups and consultants.
- Hold an Undergraduate degree in urban planning, engineering, real estate, architecture, or a related field.
- Exhibit a proven ability to build and maintain relationships across all organizational levels and with multidisciplinary teams.
- Showcase experience with crucial development contracts, including those for architectural services, engineering services, and general contracting services.
- Demonstrate familiarity with permitting agencies, either as an architect or owners' project manager.
- Display strong attention to detail and organizational abilities.
- Possess advanced computer literacy and proficiency in Microsoft Office and Microsoft Project.
- Possess an understanding of construction drawings and specifications.
