THE OPPORTUNITY

Zen Residential is currently managing properties across Alberta. As the Calgary market continues to grow, they are looking for a Property Manager to join their Calgary team and oversee two significant properties, playing a vital role in overseeing the day-to-day operations, ensuring tenant satisfaction, and maintaining the financial success of the portfolios.


You will join a close and collaborative Calgary team that has a great work culture and great pride in the work that they do. You will work closely with residents, vendors, and team members to create a thriving and harmonious community.


As an experienced property manager, you will need to have the skills and abilities to communicate effectively with owners, developers, and tenants, work independently, and quickly problem-solve in critical situations. You will be required to manage budgets and expenses, develop as well as execute marketing strategies, and provide excellent customer service.



RESPONSIBILITIES & ACCOUNTABILITIES

Tenant Relations:

● Build and maintain positive tenant relationships by providing outstanding customer service, and addressing inquiries, concerns, and maintenance requests promptly and professionally.

Lease Administration:

● Manage lease agreements, including new leases, renewals, and terminations. Ensure lease terms are accurately documented, and rental payments are collected on time.

Rent Collection:

● Oversee rent collection processes, monitor delinquencies, and take necessary actions to ensure timely and accurate rent payments.

Property Maintenance:

● Coordinate and oversee property maintenance, repairs, and improvements. Collaborate with vendors and contractors to ensure work is completed to high standards.

Marketing and Leasing:

● Develop and execute marketing strategies to attract prospective tenants, conduct property tours, and facilitate the application and leasing process.

Budgeting and Financial Management:

● Assist in creating property budgets, monitor expenses, and track financial performance against established goals.

Compliance:

● Ensure properties adhere to local laws, regulations, and property management standards. Address any compliance-related issues as they arise.

Tenant Communications:

● Communicate regularly with tenants through newsletters, announcements, and community events to foster a sense of community and belonging.

Vendor Coordination:

● Manage relationships with vendors and service providers, ensuring timely and quality services are delivered to maintain property functionality and appearance.

Emergency Response:

● Be available to address emergencies, collaborating with maintenance teams and contractors to resolve issues promptly.

Reporting:

● Prepare and submit regular property performance reports, including occupancy rates, financial data, and maintenance updates.



FIRST YEAR – MEASURES OF SUCCESS

● Build and foster strong relationships with owners and tenants, including building partnerships in the community.

● Implementation of expense reduction for owners and a measurable increase in tenant retention.

● Tangible measure of excellent customer service which may include 5-star reviews.



THE INDIVIDUAL

Given the important role this individual will be expected to play in supporting the success of the Calgary Property Management team, the successful candidate must possess the following core competencies, experience, and attributes:


Education

● Bachelor’s degree in business administration, real estate, or another industry-related field (or equivalent experience).

● Holds or aspires to pursue a valid Property Management License through RECA.


Experience

● 5+ years of proven experience in property management or related fields.

● Demonstrated success in managing multiple projects showing strong organizational and problem-solving skills.

● Proficiency in property management software and Microsoft Office Suite (experience with Yardi would be an asset).

● Financial acumen and experience in managing budgets and property expenses.

● Experience with strategic planning including property improvement planning.


Competencies and Knowledge

● Exceptional interpersonal skills for tenant interaction, team collaboration, and vendor coordination.

● Strong ability to build relationships with owners, developers, tenants, employees, and other stakeholders.

● Excellent verbal and written communication skills.

● Strong analytical and problem-solving skills.

● Superb organizational skills and attention to detail.

● Knowledge of local property management regulations and best practices.

● Strong ability to manage multiple tasks and priorities.

● An understanding of business, financial management, and strategic planning.

● Professional demeanour with a commitment to delivering exceptional customer service.

● A Valid driver’s license and reliable transportation is required.

WORK ENVIRONMENT

On-site. There may be occasional work in the evenings and on weekends. A Valid driver’s license and reliable transportation is required.
