The Maintenance Supervisor will be actively engaged in all aspects of the Maintenance and the Supervising of the Housekeeping for the Halifax Centre of Hope. Will oversee all areas of Property, its’ Cleaning and Maintenance, by monitoring all operating and control systems within the building. Being responsible for assuring a comfortable, clean safe and secure environment for clients, volunteers, visitors and staff.
CONDITIONS OF EMLOYMENT:
- This is a Contractual Full-time position based on 40 hours per week (6 to 9 months contract)
- Schedule may vary according to requirements of responsibilities – some weekend and evening work may be required. (On Call Responsibilities)
- Normal hours of work – 7:00 a.m. to 3:30 p.m. Monday to Friday (with flexibility expected including working on Saturdays as required)
- 2 paid fifteen minutes coffee breaks and one-half hour unpaid lunch break
KEY RESPONSIBILITIES:
GENERAL DUTIES:
- To check on a daily basis all maintenance items i.e., toilets, lights, sinks, showers faucets, heaters, furnaces, ventilations, water pumps, exit lights, windows, door, etc. and to report all items requiring maintenance or repairs and proceed to carry out these repairs unless outside repair service is required. In such an event, with all necessary approval obtained, arrangements will be made with appropriate service agencies or companies
- To supervise snow clearing and to maintain liaison with the snow removal contractor to ensure proper snow removal at front and rear of building. It may be necessary to shovel snow to keep doorway clear and as well to arrange for salting of sidewalk and rear driveway.
- To carry out systematic checks and evaluation of the electrical, mechanical, and plumbing and heating systems including the smoke detection, security alarm, camera, and fire alarm systems of the Centre. Any deviations, failures or areas of concerns are to be brought to the attention of the Business Manager as soon as possible. Such items which can be handled by the Maintenance Person will be dealt with as soon as possible, and other items referred to a specialized agency or company after obtaining necessary approval for repairs or servicing
- To ensure that the front of the building, sidewalk, garden area and entry is kept in a clean condition
- To ensure all other maintenance requirements as required or requested including such as stripping, waxing of floors and painting etc. are completed
- To ensure that a pest control service is carried out on a monthly basis
- To carry out or ensure they are carried out the following check and inspections and when warranted to take corrective measure or to arrange for necessary servicing repairs ( a daily check of all exit lights, a weekly check of sump in front stairwell, a weekly check of motors in the exhaust system, a weekly check of generator, a n annual inspection and arranging maintenance of furnaces and hot water boilers and Generator, a n annual inspection of and testing of fire alarm systems, a n annual inspection of elevator and shaft and the posting of certificate or permit in elevator; a n annual inspection and maintenance of fire extinguishers and all smoke detectors, including replacement of batteries; f ollow necessary checks required in fire log to keep it in compliance with fire department requirements)
- To supervise housekeeping aids, giving assistance as required, which may mean necessary training
- To supervise weekend cleaner, giving assistance as required, which may mean necessary training
- To ensure all other areas of the housekeeping matters are followed through by those responsible
- Efficient management of the waste and recycling to reduce costs and ensure we meet HRM guidelines
- To be responsible for all areas of housekeeping matters which are not specifically assigned
- To ensure that all necessary supplies for housekeeping purposes are ordered, keeping within budget guidelines
- Ensure the grass is mowed and trimmed and the exterior grounds reflect the Salvation Army Excellence.
- Oversee contractors who may be completing work on or in the facility.
- Assist management with preparing and implementing proposals for major projects relating to the facility upgrades or expansion.
- Implement and maintain a control system of all keys for the Centre.
MANAGERIAL RESPONSIBILITY:
- Manages the cleaning and maintenance of the Halifax Center of Hope which includes Gottingen Street Site; Uniacke Square Site; Windmill Road Site (Maintenance only on this site)
- Supervises up to 5 FT and PT employees along with Casuals and Temporary; Agency Workers
- Represents Maintenance and Housekeeping at Department Meetings
- To schedule staff meetings quarterly or as necessary
- To conduct evaluations for staff under their supervision
- Attend staff meetings
Performs other duties as assigned
QUALIFICATIONS AND EDUCATION REQUIREMENTS:
EDUCATION
- Graduate from a recognized Community College Trade School(i.e. a preferred trade -carpentery); NOTE: An alternative level of education and experience may be acceptable.
- Crisis Intervention and First Aid Certificates.
- WHMIS Training.
EXPERIENCE
- One year to two years of prior related experience.
WORKING CONDITIONS
- The incumbent’s work environment is typically at work sites within various residential or community settings. The incumbent will work under the following disagreeable conditions: dealing with angry and abusive people, verbal abuse, odours, and exposure to drugs and alcohol.
PREFERRED SKILLS/CAPABILITIES:
- Strong Organizational Skills
- Supervisory experience
- Training and or experience in building cleaning
- Able to lift 30 pounds or more
- To carry out repairs that can be handled internally
- High level of computer skills
- Experience and or training in electrical or mechanical systems
- Mechanical aptitude
- Ability to work within the mandate of The Salvation Army's Mission and Values
