- Lead the project team to ensure project completion is within budget and on schedule
- Direct and lead the activities of the Assistant Project Managers, Project Coordinators, and other support staff on the project
- Act as a liaison and facilitate communication with the owner/developers, project consultants and trade contractors Prepare and manage project schedules
- Prepare trade tender packages, manage the tendering process, level bids received and prepare recommendations of award for owner review
- Prepare construction contracts and facilitate contract negotiations in a timely manner
- Work with the project team to ensure all project administration is accurate and up to date, including contract tracking, cost control reports, shop drawing logs, etc.
- Efficient and timely process project costs, including change orders resulting from a multitude of means, including site instructions, field conditions, RFI's, etc.
- Work with the Site Superintendent to develop logistics plans that facilitate the completion of work in a coordinated and efficient manner
- Establish priorities for the project staff based on owner and project requirements
- Conduct monthly project meetings to review project progress, current cost projections, change orders issued to date, anticipated costs, schedule, and any other changes/issues relevant to the project
- Manage and review the monthly draw process to ensure accurate, thorough, and timely project draws
- Manage the occupancy process with the project team and relevant municipality
- Work with the Site Superintendent and trade contractors to maintain closing schedules
- Manage and promptly prepare project closeout and turnover documentation

- Successful candidates will be self-performers who are strong in Permits, Preparation, Procurement, Contracts, Tenders, Shop Drawings, Specifications, Construction, Close-Out, and Occupancy.
- Highly organized with excellent communication skills.
- Open, forward-thinking, and tech savvy individual.
- 10+ Years of experience in mid/high-rise residential construction industry in the Greater Toronto Area.
- Experience in managing full projects from start to finish (full cycle).
What's on Offer
- Base Salary of ~$150,000 - $180,000
- Vehicle Allowance (~$1,000 / month)
- Bonus of up to 10% per year
