Position: Estimator
Salary: $90,000 - $120,000 annually, based on experience
TKI Construction is a general contractor located in the beautiful Okanagan Valley. We specialize in commercial and institutional construction. We are seeking a full-time Estimator to join our fast-growing, dynamic team.
POSITION SUMMARY
The Estimator is responsible for conducting a thorough analysis of contract/bid documents to determine overall project requirements and put together a comprehensive estimate. As TKI's Estimator, you will need to be highly organized, with grace under pressure on tender closing day. Commercial construction experience is essential, along with an understanding of current market conditions.
ESSENTIAL FUNCTIONS
- Confidently complete the entire bid from the concept to completion of the tender or submission.
- Read and interpret blue prints, tender documents, and specifications to ensure the entire scope is captured in the bid.
- Completes full quantity take-off of all labor, equipment, and materials for all scopes.
- Captures and understands trade scopes, and communicates gaps / missing information.
- Seeks competitive pricing from trade contractors and suppliers.
RESPONSIBILITIES
- Takes ownership of estimates and is accountable for that specific work scope.
- Performs conceptual quantity take-offs, to support construction management and design-build projects.
- Identifies and prices productivity impacts: weather, shifts, labor availability, site constraints, and operating facility associated risk factors, including monitoring of published addenda that may alter the original project scope.
- Establishes a critical path schedule, including milestone dates and completion timelines to meet contract completion dates for medium-to-large projects.
- Supports updating and maintenance of trade contractor database information.
- Reviews all bids, performs bid evaluation, and selects the best trade contractor pricing.
- Uses contract terms to identify risks/opportunities associated with contract/project documents.
- Stays current with means and methods and recognizes opportunities through innovation and willingness to accept ideas.
- Liaises with external consultants and project management organizations to estimate project budget requirements and coordinate the tender development process on behalf of clients.
- Recognizes risks related to project-specific requirements, site, schedule, and market conditions /constraints.
- Develops and maintains strong customer focused relationships with all stakeholders, specifically trade contractors for best price.
- Attend site meetings and walk-throughs.
QUALIFICATIONS
- Postsecondary diploma or degree in related discipline or trade experience or equivalent.
- Gold Seal certification in estimating as an asset.
- 10 years of experience in construction cost estimating.
- Familiarity with MS Project, Microsoft Excel, and MAC computers, is an asset.
- Valid class 5 BC driver's license.
- Able to read blueprints and other construction documents.
- Knowledge of different construction methods, planning, scheduling, sequencing, potential problems, and timelines.
- Able to use contract terms to identify risks/opportunities with contract/project documents.
- Understands the impact of market conditions, business trends, and competitors and can apply such information to strengthen bid-win strategies.
- Understands construction sequence and can produce a bar chart schedule; recognizes milestone date impacts.
- Experience estimating multiple scopes and has a working knowledge of applicable products and systems.
- Ability to converse with and solicit trades and comfortable with cold-calling.
- Resourceful and self-motivated with strong organizational skills and ability to multitask.
