THE ROLE The General Manager will be responsible for the financial and operational performance for the BC portfolio which is comprised of retail and mixed-use properties located in the Greater Vancouver Area.
Reporting to the Director, Property Management, The General Manager will provide the leadership necessary to implement operational standards, initiatives, and procedures to effectively support the delivery of “industry leading” operations and working plan to enhance overall asset performance.
RESPONSIBILITIES - Direct, coach, and lead the dedicated site team in the day-to-day operations.
- Set, monitor, and support performance goals and objectives for the site team, ensuring alignment and accountability with corporate strategy.
- Ensure the development of strong Tenant relations and proactive service delivery, including expedient resolution of Tenant & Stakeholder issues and timely communications.
- Ensure implementation of policies and procedures, including operating standards, Health, Safety and Environmental.
- Ensure implementation of relevant contracts, preventative and replacement programs, staffing or services and sustainable programs.
- Prepare, monitor, and report on all property expense schedules, budgets and related to achieve Net Operating Income (NOI) goals for all assigned properties. This includes monthly rents, percentage rents, miscellaneous income and parking facilities, annual operating budgets, and marketing budgets/programs.
- Develop and maintain a solid understanding of the property-specific Shared Facilities and Reciprocal Agreements; Administer shared facility budgets, report, and liaise as owner representative on Shared Facilities Committees.
- Oversee accounts receivable and actively liaise with internal teams regarding rent collection and arrears.
- Ensure a smooth and constant flow of information between internal teams such as leasing, construction, legal, lease administration, marketing, and property accounting.
WHAT'S REQUIRED - A minimum of 8 years of experience in property management in retail and mixed-use assets.
- Knowledge of building standards and requirements coupled with sound technical knowledge.
- A proven people leader with exceptional leadership qualities and experience motivating and developing diverse teams.
