Position Scope:
The Project Manager is responsible for managing, analyzing, forecasting, and reporting on all financial aspects of a construction project. They are the main point of contact with the client, acting as a conduit for all internal departments (ex. Estimating, Safety, Field, Purchasing, etc.). Therefore, the Project Manager engages, communicates, challenges, value engineers, plans/schedules, analyzes, and forecasts with all internal departments.
The Project Manager is to ascertain the needs and expectations of the client and manage these against what the company can provide. They are ultimately the caretaker of the project with work being required both on-site as well as in the office.
The Project Manager is required to complete projects safely, promptly, and efficiently as possible. In addition, they assist in establishing/maintaining our client’s reputation in the industry for superior craftsmanship and service with the goal of establishing long-term, repeat customers.
A Project Manager will manage, mentor, and develop the Project Coordinator team.
Responsibilities:
- Support and help enforce safety policy and culture. Conduct a site safety/quality inspection, at minimum every two months, and submit a report to the Construction Manager.
- Review and negotiate contracts with clients, vendors, and subcontractors.
- Review and understand drawings, specifications, addenda, and tender correspondence.
- Manage various documents, such as: Supplemental Instructions (SIs), Contemplated Change Notifications (CCN’s), Requests for Quotations (RFQs), Change Orders (C/O’s), Change Directives (CD’s), and Requests for Information (RFIs).
- Apply for bonding and ensure proper insurances are in place.
- Create and manage a detailed Schedule of Values (SOV) to facilitate ease of invoicing.
- Evaluate monthly progress, manage invoicing, forecast sales, apply for substantial performance, apply for release of holdbacks and assist in the collection of progress billings.
- Manage and approve purchase order invoices, subcontractor invoices and subcontractor holdbacks.
- Review, analyze, forecast and report on costs using cost coding and various forms of financial data.
- Ensure hand overs, kick offs and autopsy meetings are being held and documented.
- Ensure accurate and detailed engineered shop drawings are prepared and maintained.
- Ensure and facilitate a project specific quality control program is in place, as required.
- Ensure close out documents are correctly worded and warranties are issued to the client.
- Protect the business by ensuring all key discussions and decisions are documented in writing.
- Report all issues or concerns to the Construction Manager and affected departments, to ensure the team is aware and we can utilize the strength of the team to respond effectively and appropriately.
- Assess and understand the client’s needs and goals, and proactively guide the project to success. (Generally, it is not acceptable to say, “Call us when you are ready” or “not my scope”)
- Ensure assigned project coordinators are tasked with work, supported and getting opportunities to further develop.
- Participate in a positive environment of communication and support.
- Establish relationships with internal teams, external suppliers and customers.
- Identify potential conflicts and finds ways to negotiate the best solutions for the business.

- In-depth knowledge of new systems/materials and building codes/regulations is an asset
- Use of computer programs specific to the construction industry, such as scheduling and estimating software
- Proficiency with the Microsoft Office package (ex. Word, Excel, Outlook, etc.)
- Strong communication and interpersonal skills (both oral and written)
- Data and documentation management skills
- Ability to build and maintain strong relationships
- Ability to work independently and well as on a team
- Ability to adapt to change and work in a fast-paced environment
- A dynamic team player with the ability to work with people at all levels in the organization

Education and Experience:
- Construction Engineering Technology Diploma from an accredited college is an asset
- 3 to 5 years of relevant experience in construction project management (preferred)
- Previous work experience as a manager/leader is an asset
- Personal transportation to travel to jobsites is required
- Experience using Microsoft Projects is an asset
- Working at heights training required
- WHMIS training required
- Ability to travel within Canada, including overnight travel
