Job description
Brasfield Builders is seeking an experienced Project Manager to join our growing team.
Duties:
- Oversee the overall project, work with Site Superintendent, reporting to the Directors of Construction and Operations
- Create project budget with management team, manage ongoing costs, mitigate cost overruns, approve monthly expenditures
- Project schedule control to ensure adherence to master schedule
- Manage communication between consultants to and from site team
- If required and/or at the request of the Site Superintendent, communicate to Trades if schedules and site enforcement are not being met
- Lead all project tendering and procurement
- Manage and mentor Assistant Project Manager and Project Coordinator
- Review and have a good understanding of all drawings
- Oversee the RFI and shop drawing review process - Final approver to ensure all changes are within budget and schedule, including negotiating and proposing alternate solutions for approval
- Coordinate with After Home Care and oversee the 1-year warranty period
- Work with the Development Manager to provide input of consultant selections and procurement of soils and environmental testing/reposts, as required
- Be involved and represent construction at the inception of a project. Provide value engineering and construction assistance up to the issuance of BP
- Work with the Development Manager to ensure on time delivery of drawings, permits, consultant coordination, constructability and compliance with DP, specifications, code, and Sales and Marketing plans
- Facilitate and direct material issues to resolution in a timely manner with input from the development team
- Ensure all Brasfield construction processes, and safety practices are implemented and enforced on site
- Chair and manage consultants meeting during construction phase
Required Skills & Abilities:
Experience:
- Minimum 5 years of construction experience in high-rise, multi-family projects
- Experience managing all phases of design, construction, and project hand over is a must
- Completion of a building technology/construction management/project management education program (e.g. Architecture, Engineering)

- Exceptional organizational skills
- Excellent written and verbal communication skills
- Great people skills, able to relate well to others and state your case, able to collaborate in a team environment
- Ability to multitask and organize a heavy workload, prioritize, and meet deadlines, and maintain efficiency
- Competent computer skills to review and produce project documents and communicate effectively in an online real time environment. Knowledge of Microsoft Office, AutoCAD, Bluebeam, Procore, etc.
- Investigative skills and the ability to sum up information in a clear and concise manner
- Keen problem solving skills
- Access to own vehicle and the ability to travel throughout the lower mainland as needed
- A thorough understanding of the specific needs, codes and regulations pertaining to building within the Lower Mainland
- Strong local contacts for qualified sub-contractors and trades
- Ability to read drawings and successfully translate technical information to on-site application and to communicate to trades and project team
- Ability to visualize the entire project, anticipate constructability issues, and embed solutions in the construction plans and schedules
