Job description
We are looking for a very organized, dynamic individual who can assist with the administration and management of Gray Management Services group of companies. Customer Service is our top priority.
Job Summary: Negotiate or approve rental or lease of properties on behalf of property owner, Ensure terms of lease agreements are met, Prepare and administer contracts for property services, such as maintenance, Co-ordinate implementation of repairs, maintenance and renovation, Compile and maintain records on operating expenses and income, Ensure response to trouble calls from clients or tenants
Qualifications: The successful candidate must have a high school diploma or GED. The applicant must also have 1-3 years experience in the property management industry or management experience.
Skills and abilities: The ability to work in a fast paced environment, organize and process information, and use that information to make business decisions.
- Excellent communication and interpersonal skills. The job entitles constant communication with employees and clients.
- Ability to interpret and uphold Yukon Residential Landlord Tenant Act (RLTA)
- Experience managing and enforcing lease agreements.
- Ability to interpret and uphold the Yukon Condominium Act, as well as individual Condo Declarations, Bylaws, and Rules & Regulations.
- A good attitude, willingness to learn and work, and the ability to stay organized, prioritize, and get all necessary tasks completed.
Essential Duties and Responsibilities :
- Visit & inspect properties, clean garbage and improve general cleanliness.
- Meet and supervise contractors.
- Oversee tenant lease agreements and obligations; including rent collection, move-out/move-in inspections and general maintenance of property.
- Manage and organize company correspondence, information, and filing systems
- Collect and organize bills, pay and post accounts payable in a timely manner.
- Interview, hire, train, develop, plan and assign work, evaluate performance and manage employees where needed
- Draft and edit policies, procedures, work processes, forms and checklists, guidelines or standard operating practices.
- Assemble and analyze data, prepare reports and documents for the company and clients alike. Conduct research and prepare findings in a comprehensive manner.
- Develop and execute systems to manage corporate information.
- Schedule company meetings and other activities as necessary, keeping detailed minutes and notes.
- Assist the Senior Property Manager and other staff when needed. This includes customer service and picking up and moving building materials and equipment.
- Provide excellent tenant service. Respond to tenant requests/problems in a timely and courteous manner, and generate work orders directed to vendors or maintenance staff. Follow-up with the tenant to ensure satisfactory resolution of the issue. Ensure that there is 24-hour emergency coverage for the property at all times.
