Role Description
This is a full-time, in office role for a Senior Project Manager to lead and manage a portfolio of missing middle developments. This is a high growth opportunity to help build our small company as we scale. The Senior Project Manager will be responsible for overseeing milestones, timelines, budget tracking, and quality control. They will coordinate project teams, expediting and inspecting the project work, and ensuring logistics management. This is a high growth role, with immediate opportunities to level up. Your role will be central to our operations, from assessing real estate acquisition opportunities, to leading consultant teams comprising of architects, engineers, and general contractors. You will oversee the seamless execution of projects, ensuring they align with our vision of revolutionizing urban living.
Qualifications
DUTIES & RESPONSIBILITIES:
Project Management:
o Develop project budgets for hard and soft costs, including estimating with feedback from general contractor.
o Establish and maintain project monitoring via schedule, cashflow, and forecast at completion costing.
o Build and champion the Project Plan; schedule, costing, quality, communications.
Design & Permitting:
o Collaborate with the Development Team on early design iterations for feasibility.
o Assemble the consultant team including sourcing proposals and evaluating.
o Manage consultants through the start-up, turnover, and working drawing phases.
o Manage City of Calgary Permit applications for Demo and Building Permits.
o Oversee consultants to ensure coordination of BPs, IFTs, and IFCs.
Construction Management:
o Establish the construction contracts, including General Contractor tender + award.
o Manage hard cost budget and oversee cost-tracking workbooks.
o Administer change management, including RFIs, and change orders.
o Review shop drawings, RFIs, and site instructions promptly.
o Attend and document owner and builder construction meetings.
o Use project management tools to monitor progress on quality, schedule, and budget.
Quality Assurance and Compliance:
o Track progress and quality of work by general contractors and consultants.
o Review field inspection reports and coordinate resolutions with trades.
o Ensure projects adhere to municipal requirements.
Completion and Handover:
o Collaborate with the general contractor and property manager for a seamless property handover.
o Review and issue turnover documents on time.
RNDSQR Team Standards:
o Represent the interests of RNDSQR throughout the Project’s Life Cycle.
o Collaborate with other departments and teams to ensure project success.
o Advise on project management decisions that comply with the company vision and targets.
o Communicate ideas for improving company processes with a positive and constructive attitude, and for the development of this attitude in others.
o Keep the Project Team informed about project status and issues that may negatively impact the project.
Track all lessons learned from construction and ensure they are executed for future projects.
