Human Services – Peel Housing Corporation
Status: 2 Regular Full Time
Salary Range: $89,469 to $111,834 per annum (plus comprehensive benefits, where applicable)

Location: 7120 Hurontario St., Mississauga and travel will be required to perform onsite building visits throughout the Region of Peel.
Hours of Work: 35 hours per week
Who we are: Peel Housing Corporation provides safe, well maintained living environments for tenants in Peel Living and Region of Peel owned properties including: 71 residential properties, two transitional housing residences and three emergency shelters. These services contribute to a positive experience for residents and enhance neighbourhoods where the buildings are located.
In this role you will ensure the mechanical/electrical equipments in all Residential Property Management (RPM) are in safe and good working conditions, by coordinating with contractors and co-workers to provide regular repairs and replacements of equipments as well as implementing proper preventative maintenance schedules and regular inspections.
What you will do in this role:
- Ensures the maintenance and operations of HVAC and building systems for RPM facilities.
- Responsible for scheduled inspections, monitoring all repairs, replacements and upgrades of the existing building systems, and provide guidance and technical advices on the development and implementation/integration of new systems.
- Coordinate the work of service contractors for the building systems (e.g. repair, replace, upgrade) , taking the lead in troublshooting operational problems.
- Analyze and further develop maintenance programs for the existing systems and ensure these programs are being followed.
- Conduct research and analyze specialized systems information in order to prepare technical documentation, reports and statistical analysis, and provide recommendations on trends.
- Provide technical expertise to define Scope of Work for building systems or other building maintenance programs, related service contracts, and inspection service contracts (including plumbing, elevator, generator, roof anchor, catch basin, eavestrough cleaning, electrical thermal scanning, lawn irrigation system, playground, garage ramp heating, domestic hot water tank, water treatment and Building Automation Systems (BAS)).
- Schedule and lead site visits with technical experts to review building/equipment drawings, investigations and failure analysis.
- Provide guidance/direction to Maintenance staff (bargaining and summer students) without direct supervision.
- Promote energy savings for all Peel Living sites by working collaboratively with the Office of Climate Change and Energy Management team ; take advantage of the incentive programs to increase the efficiency of the buildings and operations.
- Implement and administer the preventative maintenance annual plan and provide input into the development.
- Implement and maintain the preventative maintenance calendar to increase the life expectancy of equipments and reduce repair cost and improve building conditions.
- Analyze reports and develop recommendations for preventive maintenance schedule changes to increase productivity and ensure work can be conducted safely.
- Maintain inventory records for existing building equipment, update information for newly installed equipment and system.
- Support capital projects and planning by participating in the onsite visits with the Real Property Asset Management team, to provide technical recommendations for HVAC, plumbing and building systems integration and renewal.
- Coordinate projects and act as the central point of contact for mechanical equipment maintenance issues. Ensure preventative maintenance activities are consistently and concisely documented.
- Maintain positive working relationship with Contractors and monitor their services; compare prices to achieve cost saving. Prepare and issue Vendor Performance Evaluation report when necessary.
- Analyze quotations, reports and investigations provided by different consultants regarding capital projects and major equipment upgrades.
- Maintain working knowledge of relevant legislation and code requirements, also providing expert interpretation of legislation and internal procedures include Ontario Building Code, Ontario Natural Gas and Propane Code, Technical Standards and Safety Authority standards, Canadian Standards Association standards, Ontario Fire Code Environmental legislations related to building maintenance.
- Review warranty documents for equipment, ensure all repairs within the warranty period will not be charged.
- Review Building Condition Assessment studies and participate in the Capital Planning Workshops; categorize data to create reports and plot graphs for presentations.
What the role requires:
- University degree in Engineering, Applied Science, building sciences or related field with at least 5 years of work experience with HVAC, plumbing systems, elevators and generators maintenance, or a combination of education and experience may be considered.
- Knowledge of building condition assessment practices; heating, ventilation and air-conditioning; mechanical, electrical, chemical, architectural and structural systems and building envelope; building maintenance practices related to pest management, housekeeping etc; understand their interaction, life cycle and performance indicators.
- Knowledge of relevant legislation including Ontario Building Codes, Housing Services Act, Residential Tenancies Act, Tenant Protection Act, Occupational Health and Safety Act, Employee Standards Act, Technical Standards and Safety Authority, Ontario Fire Code, ASHRAE Standards and Guidelines; Human Services programs as well as an understanding of customer service requirements with the ability to foster a holistic approach.
- Working knowledge of the systems used to support the service delivery of Housing Operations and Tenancy Management.
- Extensive knowledge of building systems and the maintenance requirements of residential rental units and technical audits.
- Vulnerable Sector Police Check.
Skills/Abilities :
- Ability to prepare Scope of Work and technical information for HVAC and plumbing tender documents, contracts, fax request for quotations.
- Ability to review and analyze technical mechanical and building drawings, proficient use and experience with AutoCAD.
- Ability to work with multidisciplinary teams in order to conduct day to day business.
- Short and long term planning skills, ability to develop and execute plans, create project timelines and meet milestones.
- Sound decision making capabilities including sound judgment and critical thinking to arrive at recommendations or conclusions.
- Well-developed communication skills, both oral and written; proven ability to present to various audiences both internal and external to Peel.
- Proficiency with MS Office, MS Project and database management.

Nice to have:
- Licensed Professional Engineer of Ontario (P.Eng.) or other licenses such as Exterminator License – Structural Extermination (Pest Control License) as applicable to the job specialty is an asset.
- Knowledge of project management methodology is an asset.

Work Mode & Job Location: In this role you will have the ability to work remotely and attend on-site when required based on operational requirements at the 7120 Hurontario St., Mississauga worksite and travel will be required to perform onsite building visits throughout the Region of Peel. The frequency of on-site activities may vary on a weekly basis and based on operational requirements. Your remote work location must be located within the province of Ontario.
