Job description

In this Senior Project Accounting role you'll be reporting to the Director of Investments & Development and based in the Toronto office, the role will provide support to the Corporate team by handling the finance function for local developments.

You will be:

• Preparing financial reports; including budgeting and forecasting and to ensure that internal controls are in place.
• Handling all aspects of accounting for development projects with minimal supervision
• Set up and maintain projects in the accounting system’s job cost, including original and revised
budgets, costs incurred, costs to complete, committed costs, and projected final costs
• Liaise and work closely with the development team, including attending project status meetings
and providing financial updates
• Ensure all invoices are properly coded into the accounting system; and paid in a timely manner
• Ensure development fees are properly calculated and paid in a timely manner
• Ensure real estate commissions are properly calculated, compliant with internal controls and

industry regulations and are paid in a timely manner
• Prepare monthly/quarterly financial reports; providing timely and accurate analysis of financial
results and operating metrics
• Prepare GST returns and other ad hoc tax compliance tasks
• Coordinate with development and finance to track and report projected cash needs for all
projects, including those in the pre-construction phase
• Prepare costing and profit reporting and recording for individual residential unit sales
• Monitor committed costs and projected final costs relative to changes in contracts and
commitments
• Tracking income and expenses, monitoring budgets, reporting on the financial status of both
projects and the company, and managing cash flow.
• Ensure that the company remains financially healthy and to work with management when making
financial decisions.
• Monitor and participate in accounts receivable collections to improve the financial health of the
company and cash flow.
• Successfully manage and monitor costs and profit margins.

▪ Job Costing Report
▪ Profit and Loss

Responsibilities
• Create and assess financial statements and budget documents.
• Recognize and be responsive to the needs of all clients of the organization
• Keeping accurate track of all expenses, liabilities and projected costs
• Predicting future challenges and associated costs
• Review financial transactions and ensure accurate account information are included
• Recommend financial actions by analysing accounting options.
• Substantiate financial transactions by auditing documents.
• Maintain accounting controls by preparing and recommending policies and procedures.
• Oversee financial discrepancies by collecting and analysing account information
• Review payments by verifying documentation, and request disbursements of group companies
• Work with banks, sureties, and CPA as the company representative
• Oversee vendor payments and payroll payments
• Ensure compliance with Canadian tax requirement and financial filing
• Prepare and review financial statements
• Develop and maintain internal controls to ensure compliance
• Manage liquidity and cash flow
• Add value by providing accurate and timely financial information that helps the development team better manage projects and budgets, make timely decisions, provide meaningful financial reports, and monitor cash flows

Qualifications
Qualifications, Experience, Knowledge & Skills:

The successful candidate profile will have:
• the ability to work independently and communicate with the Group finance function in UAE
• a proven communications skills, interpersonal skills and sound judgment
• excellent knowledge of accounting controls best practices
• proven ability to prepare financial reports
• ability to develop strong relationships with banks and financial institutions
• excellent organisation skills excellent problem solving
• excellent communication, oral and written English skills
• teamwork, ability to develop and maintain cooperative working relationships
• contribute to a positive work environment / culture
Experience and Professional Qualifications
• CPA designation is required or equivalent development accounting experience required.
• Bachelor /master’s degree in accounting/finance from a reputable university or colleges.
• 7 + years related working experience in accounts, finance, budgeting, audit, taxation and risk
management within a development Real Estate environment or Construction sector
• Specialized computer skills in a range of software including: Yardi Voyager (or other large accounting
software), Excel and Microsoft Office.
