Your Role
The Project Manager will take the lead on new construction fast paced renovation projects through managing the full life cycle of projects from initiation to closeout, ensuring that projects are completed on time, on budget and delivered to the highest quality. Using highly developed oral and written Communication skills, the Project Manager will collaborate and lead the stakeholder and communication management with external stakeholders such as the Architects, Engineers, Designers, General Contractors, subcontractors and internal stakeholders such as Finance, IT, Operations, Security, Surveillance, Marketing, and Food & Beverage departments as well as Government entities such as Municipalities, OLG, BCLC, BC Hydro, Ontario Hydro, Fortis BC, MOTI.

What You Bring
- Engineering or construction management degree, Civil Engineer, Architect or trades certification preferred.
- +5 years of related project management and construction experience.
- Experience managing multiple large capital projects simultaneously from initiation to closeout.
- Experience managing commercial projects (Hotels, Restaurants and/or Casinos) is an asset.
- Substantial experience in working with multidiscipline general contractors.
- Experience in managing various forms of engineering and construction contracts is mandatory.
- PMP certification is preferred.
- Proficient with MS Project, Word, Excel, PowerPoint and Outlook.
- Project Management , or Construction Supervision experience is required.
- Highly developed oral and written Communication skills is required.
- A comprehensive knowledge of applicable Forms of Construction Contracts, their application and related contract administration is required.
- Motivating leadership ability that will inspire team success, accountability, transparency and open communication.
- Self-motivated and results-oriented with the ability to successfully influence others and build relationships.
- Knowledge and understanding of the Project lifecycle is mandatory.
- Ability to analyze monthly financial statements, prepare detailed budgets, cash flows and generate forecasts.
- Ability to maintain confidentiality and deal with highly sensitive materials and situations.
- Proven technical skills in all relevant areas of project management including planning, design, construction and closeout.
- Familiar with relevant regulatory requirements (including zoning, municipal approval processes, building codes, safety standards, fire safety standards and environmental regulations).
- Strong negotiation and problem-solving skills.
- Strong leadership, management, coaching and teambuilding skills.
Key Responsibilities
- Acts as key contributor within the project team tasked with delivering major projects on time, on budget and on scope/quality.
- Establishes a Project Plan for each approved project; establishes and delivers mechanisms for tracking and reporting to stakeholders via a formal communications plan.
- Develops and manages planning strategy for each project that includes scope definition, design development and design coordination.
- Plans all project timelines, phases and milestones, using the appropriate software tools and project management methods.
- Ensures projects are completed in full compliance with guidelines and building codes, OLG and BCLC standards, and meets all health and safety regulations.
- Short-lists, negotiates with and selects project consultants including, but not limited to Architects, Interior Designers, Landscape Architects, Food & Beverage, Audio Visual Consultants, Signage Consultants and Procurement Agents for all projects through a competitive RFP process.
- Manages various consultant works and deliverables.
- Through coordination and communication with the Department Head, ensures all project related design consultants adhere to contractual obligations during project delivery.
- Oversees the preparation, submission, tracking and securing of permits for assigned projects.
- Develops and maintains strong relationships with vendors, government authorities and other project stakeholders.
- Manages the tender/bidding program, reviews and provides recommendations to the Vice President on all bid summaries.
- Oversees the total construction effort to ensure projects are proceeding in accordance with design, budget and schedule.
- Manages the selection and management of any required sub-trades for a project and manages contractors and/or trades.
- Manages the tender/bidding program, reviews and provide recommendations to the senior management team- Director, and VP on all bid summaries.
- Reviewing the submitted tenders by the trades and presenting them for approvals
- Construction project progress reporting.
- Reviews and comments on construction related documentation such as (purchase orders, change requests, Requests for Information (RFI’s), Site Instructions (SI’s), Change Order Requests (COR’s)., and Change Orders (CO’s), Invoices) in collaboration with the project manager and consultants.
- Tracks and monitors daily all project costs to ensure project is within budget.
- Tracks and monitors progress of each project against base-line schedule.
- Resolves all issues that arise from the construction site on daily basis.
- Identifies any Risks associated and plans mitigation
- Identify all owner supplied items including, but not limited to FF&E, signage, IT, surveillance and kitchen equipment, etc.
- Creates and maintains updated procurement logs for all owner supplied items.
- Closely monitoring the procurement schedule for the timely delivery of the owner supply items on site.
- Leads weekly meetings to discuss the procurement progress with the respective departments.
- Conducts project reviews and debriefs in order to identify areas for improvement; makes recommendations based on findings. Creates “Lessons Learned” documentation at the end of each project.
- This role requires the on-site availability and open to travel as required.

- Office and construction environments including exposure to dust, uneven walking surfaces, outdoor areas and noise.
- Walking standing and sitting – postures vary throughout the day.
- May occasionally stand and walk for long periods.
