THE ROLE:
Our Operations Team is committed to creating thriving properties, going above and beyond to deliver unparalleled operations services and strategic alignment to enhance our portfolio value and solidify First Capital’s “best in class” brand. The newly created position of General Manager is an incredible opportunity to join a growing and successful organization and hold a key leadership role within this team.
The General Manager will be responsible for the financial and operational performance of our British Columbia portfolio of retail and mixed-use properties located in the Greater Vancouver Area.
Reporting to the Vice President, Operations, Eastern & BC, The General Manager will provide the leadership necessary to implement operational standards, initiatives, and procedures to effectively support the delivery of “best in class” operations and strategic alignment to enhance assets performance. The General Manager will be responsible for maintaining and enhancing Tenant relationships and the First Capital brand as the leading manager and operator of retail properties.
WHAT YOU WILL DO:
- Direct, coach, and lead the dedicated site team in the day-to-day operations.
- Set, monitor, and support performance goals and objectives for the site team, ensuring alignment and accountability with corporate strategy.
- Ensure the development of strong Tenant relations and proactive service delivery, including expedient resolution of Tenant & Stakeholder issues and timely communications.
- Ensure implementation of policies and procedures, including operating standards, Health, Safety and Environmental.
- Ensure implementation of relevant contracts, preventative and replacement programs, staffing or services and sustainable programs.
- Prepare, monitor, and report on all property expense schedules, budgets and related to achieve Net Operating Income (NOI) goals for all assigned properties. This includes monthly rents, percentage rents, miscellaneous income and parking facilities, annual operating budgets, and marketing budgets/programs.
- Develop and maintain a solid understanding of the property-specific Shared Facilities and Reciprocal Agreements; Administer shared facility budgets, report, and liaise as FCR owner representative on Shared Facilities Committees.
- Oversee accounts receivable and actively liaise with internal teams regarding rent collection and arrears.
- Monitor parking operations, maintenance retrofit and overall NOI performance.
- Ensure a smooth and constant flow of information between internal teams such as leasing, construction, legal, lease administration, marketing, and property accounting.
- Participate in special projects and take on other duties as needed.
WHAT YOU BRING:
- Eight (8) to ten (10) years of experience in property management within dynamic retail and mixed-use environments.
- Thorough knowledge of retail/commercial and residential shared environments.
- Knowledge of building standards and requirements coupled with sound technical knowledge.
- A proven people leader with exceptional leadership qualities and experience motivating and developing diverse teams.
WHAT YOU NEED TO BE SUCCESSFUL:
- Strategic mindset with strong business acumen, excellent judgment, analytical thinking, negotiation, and problem-solving skills.
- Well-developed communication and presentation skills to effectively communicate across all levels within and outside the organization.
- A true people person with excellent diplomacy, strong service orientation and ability to create and build relationships cross-functionally.
- Ability to understand different asset cultures to work effectively with all stakeholders.
- Experience in marketing and event planning is highly beneficial.
- Any one of the following professional real estate designations as an asset: RPA, CFM, CPM, FMA, CSM, and ASM.
