Job description
Location: Flexible to include home working, head office working and site visits where required
Hours: 40 hours per week
As a Commercial Manager you will be responsible for commercial management of a portfolio of projects or a large project. You will also be responsible for the management and coaching of project surveyors, trainee and assistant surveyors.
Responsibilities
- Carrying out detailed analysis of proposed terms and conditions, proposing alternative terms where risks are deemed too high and overseeing the procurement process for all subcontracted works
- Advising on standard forms of Subcontract for us on every scheme
- Management of interim applications for payment and subsequent issue of client’s payment certificates and payment receipts in a timely manner
- Management of the extension of time claims and interface with the planning department
- Ensuring that all team members on site have received a commercial précis briefing
- Notification to the project team of records required to substantiate additional payments and ensuring all records maintained
- Measurement, evaluation and agreement of claimed variations and assessment of formal claims issued by subcontractors
- Management of subcontractor payments and timely issuing of payment notices including measurement of works executed and variations / claims to assess interim and final accounts
- Interface with the project team to ensure all handback documentation is issued by subcontractors
- Management and issue of accurate monthly cost forecast and cashflow reports
- Attendance at monthly project review meetings
- Maintaining commercial and legal awareness
- Management and timely submission of all variations under the Main Contract
- Training, coaching and mentoring junior commercial staff
Requirements and Qualifications
Person Specification
- Negotiating and team working skills together with the ability to motivate and lead other commercial staff
- Commercially aware and able to develop commercial strategies to maximise margins
- Able to communicate effectively with all suppliers and clients
- Ability to work under pressure to meet tight deadlines in a busy and demanding environment
- Strong attention to detail and accuracy
- Good IT skills are required and experience of Microsoft Office essential
Qualifications & Experience
- Relevant 1:1 or 2:1 Degree (Hons) or HNC / HND or equivalent
- Significant experience in a relevant position
- Full membership of the Royal Institute of Chartered Surveyors is desirable
