PURPOSE OF THE POSITION: Responsible for ensuring the end-to-end processes for all remodels and new sites for Soul Restaurants are executed flawlessly, delivered on time and within budget for KFC, Starbucks, and Taco Bell brands all over Canada. Knowledgeable in QSR operations and restaurant development processes to ensure the restaurants are developed into world class assets and maintained to run effectively. Leader of a collaborative and innovative team of Project Managers, your expertise will contribute to the successful delivery of high-quality projects. As an integral member of a flexible team, regular interface with Executive Leadership Team, Operations, General Contractors, Architects, and vendors throughout various stages of the project. SCOPE AND MAGNITUDE: Soul Restaurants has 224 Restaurants spread all over Canada with the majority being in Ontario. The Senior Manager, Construction will have accountability for managing the brand re-image process for Soul Restaurants and will work with Souls internal team and the Franchisor’s design teams to co-ordinate and align on works required within the approved budgets. POSITION FUNCTIONS: Project Management (remodeling of existing units and new units) · Provide leadership and strategic direction in the planning, execution, and completion of all construction projects. · Oversee project scheduling, budgeting, and ensure timely and cost-effective project delivery · Mentor and develop junior team members, fostering a culture of continuous learning and growth · Collaborate with project stakeholders, including internal terms (Operations, Finance, IT) and external terms (architects, engineers, and subcontractors), to ensure project success. · Liaise with franchisor design and construction teams, external architects and other professionals, and the Soul Brand Operations leadership teams to validate and align on construction plans and project scopes. · Oversee all phases of construction project management including due diligence, schedule and budget development, planning and design, FF&E procurement and store move coordination; adhere to approved project budgets and schedules. · Oversee and submit for consideration the costs and budgets required for completion of each project, effectively reviewing, and managing costs at each project stage. · Helps manage the Franchise approved equipment vendor and equipment buying process; ensures the timely purchase of all store fixtures and equipment as required. · Supervises all aspects of construction administration including negotiating contracts, change orders, project schedules purchase order management, invoicing, and project closeout documentation. · Provide timely and effective engagement and communication with all stakeholders on each project. · Identify opportunities to optimise and improve time and cost efficiency of the construction process and implement through process reviews. · Validate and ensure compliance with all legal and regulatory (Government) and brand (Franchisor) construction requirements. POSITION IMPACT: · Deliver new store and remodel projects to help meet annual development commitments. Development Functional Team · Operations, Finance, and key Functional Teams · External partners and vendors as required · Restaurant Employees · Franchisor Design and Construction teams Specialised or Technical Knowledge/Skills Education · Ideally Degree educated or equivalent diploma or tertiary qualification in a technical discipline such as mechanical, electrical, engineering, contract management or project management. Experience · Minimum of 10 years of collective construction experience with a proven track record of successfully managing restaurant construction projects. · At least 2 years of experience in a construction management role. · Strong mentorship and leadership skills, with the ability to inspire and develop a high-performing team. · Demonstrate strong written and oral communication skills · Ability to influence, effectively negotiate and align stakeholders across multiple business functions · Enjoys collaborating within a team environment and must have a strong and proven drive for results. · Process oriented with sound planning and controlling skills. · Member of a recognised professional body in the construction industry. · Flexibility to travel and hold a valid Driver’s License
